Floors for a Lake Community

Whitmore Lake spans Green Oak Township in Livingston County and Northfield Township in Washtenaw County, and our epoxy flooring in Whitmore Lake covers homes on both sides of that line. Water is a big part of the place. About 20% of the community's total area is water, spread across Whitmore Lake and nearby Horseshoe, Lawton and Monahan lakes. Floors near the water get more moisture and more wet traffic than most.

A fast-growing area

The population grew 18.1% from 6,423 in 2010 to 7,584 in 2020. There were 3,489 housing units in 2020. That growth means many homes have newer attached garages with smooth, dense slabs. Those floors are usually sound, but they need a full diamond grind before a coating can bond. Older lake cottages and year-round conversions are the opposite case. Their floors may be thin, patched or uneven.

What lake life does to a garage floor

Lake homes tend to have busy garages. Kayaks, paddleboards, fishing gear, wet swimsuits and sandy feet all pass through, and boats and trailers get stored over winter. In the cold months the same floor takes salt and slush off US 23 and local roads.

Our usual suggestions

  • Epoxy flake floors give texture underfoot when the floor is wet and hide sand between cleanings.
  • Polyaspartic floor coating works when you want the garage back before the next weekend on the water.
  • Garage floor epoxy with a clear topcoat holds up to hot tires and winter brine.
  • Shop and commercial floor epoxy in a thicker build suits a boat barn or workshop.

Basements near the water

Homes close to a lake can have damp basement slabs. That is not always a problem, but it is the most common reason a basement coating fails. We test the slab before we quote. If moisture is high, we use a vapor-tolerant primer under the basement floor epoxy. If water is coming in, we will tell you to fix that before any coating goes down. For dry, finished lower levels, metallic epoxy floors give a poured, marbled look that suits a family room or bar.

Getting here

US 23 forms most of the western edge of the community, and M-36 ends at US 23 in Whitmore Lake. That puts the town about nine miles north of Ann Arbor and about nine miles south of Brighton. It is an easy trip for us from home base.

Settled early

Surveyors Johnathon Stratton and Luke Whitmore came here from the Ann Arbor settlement in 1825. The post office opened in 1834 as Northfield and took the name Whitmore Lake in 1854. Some lots near the water have been built on for a long time, and their slabs can show it. We check each floor and price the prep it actually needs.

Cleaning a coated floor after a lake weekend

Rinse sand and mud toward the door with a hose or push broom. A mild cleaner and a soft mop take care of most marks. Avoid acid cleaners and citrus degreasers, which can dull a topcoat. In winter, push standing slush out with a squeegee every so often, and give the floor a good rinse in spring once the salt season ends.

Cottage slabs and additions

Some lake properties started as seasonal cottages and grew over the years into year-round homes. Their garages may have a thinner original slab, an addition poured later or a joint where two pours meet. We check how the sections line up, grind high spots and fill joints so the coating runs across the whole floor. If one section has sunk well below the other, a concrete contractor needs to level it before we coat.

Whitmore Lake Questions

Will a coated garage floor be slippery when I bring wet lake gear inside?

A smooth, glossy coating can be slick when wet. That is why we usually suggest a flake broadcast, which adds texture. We can also add a fine anti-slip additive to the topcoat.

Can you store a boat on an epoxy floor over winter?

Yes. A fully cured system handles trailer tires and jack stands. For heavy loads on stands, we suggest putting a small plywood pad under each stand to spread the weight.

Do you serve both the Green Oak and Northfield sides?

Yes. We work on both sides of the county line, with the same free estimate and written quote.
